Project stories
Real jobs, real problems, solved properly.
A closer look at recent work around Brisbane and the Bayside: what the client needed, what we found once we opened things up, and how we handled it.
Bathroom renovation · Manly West
Two bathrooms, one tight budget, no shortcuts.
A family rental in Manly West with two tired bathrooms and failing waterproofing. The owner wanted both rooms renewed properly, on a clear budget and without a drawn-out job for the tenants.

The brief
Keep both layouts, so no plumbing moves the budget couldn’t carry, and finish them simply and durably for a rental. In the main bathroom, swap the separate bath and shower for one generous walk-in shower where the bath used to be.
What we found
Once the old linings came off, the walls were well out of plumb, and there was mould on a wall backing onto the bathroom. We showed the owner, priced the extra sheeting as a variation, and only went ahead once it was approved in writing. No surprises on the final bill.
What we did
Stripped both rooms back to the frame, straightened and re-framed the walls, and lined the wet areas with Villaboard ourselves. New waterproofing went into both rooms, and our licensed plumber, electrician and tiler worked to one programme. We coordinated access with the tenant and property manager the whole way.
The result
Two clean, bright, low-maintenance bathrooms with new waterproofing behind every tile, handed over with photos and warranties in the owner’s client portal.
★★★★★
“They know their trade inside out, plan the work properly and keep everyone involved informed, which makes a real difference on the more complex jobs.”

Remedial waterproofing · Toowong
A leaking rooftop garden, rebuilt from the joists up.
A rooftop garden deck over the living areas of a multi-level Toowong home had started letting water through. Patching it again wasn’t going to work.

Main works
About three weeks
The brief
Find where the water was getting in, fix it for good, and protect the finished rooms and glazing below while we worked.
What we found
Working at height over a large glass wall meant access came first. Once the deck was stripped back, a structural engineer checked the joists before anything new went down, so we knew the structure was sound before we built on it.
What we did
Full scaffold with edge protection, including over the glass wall. We rebuilt the substrate with proper falls to drain, then laid an ARDEX root-resistant garden waterproofing membrane designed to sit under soil and planting. Windows and reveals were resealed and trimmed in timber, and we added a custom floating planter.
The result
A watertight rooftop garden built to handle soil, roots and Brisbane storms, with every stage photographed and documented for the owner.
Custom joinery · Carindale
Storage that fits the room, and a door that makes it.
A Carindale home that needed more from its bedrooms: proper storage, and a finish that looked built-in rather than bought in.

Type
Small Works
The brief
Turn awkward bedroom space into a walk-in robe that works day to day, and close it off with something better looking than a standard hinged door.
What we did
We laid out the robe around how it would actually be used: hanging, shelving and drawers where they made sense. Our carpenters built and fitted the joinery on site, then hung a full-height sliding barn door on a heavy-duty track to save swing space.
The result
A robe that fits the room exactly and a feature door that lifts the whole bedroom. It’s exactly the kind of clear-scope job our Small Works service is for.
★★★★★
“Professional, expert experience combined with vision and resourcefulness make Jamie my go-to builder for those important projects. From newly designed walk-in robes for my own home to rebuilding decks and stairs for my clients.”
